This page explains how the “Ask Julie” assistant on this site works, what it will and will not do, and how a real licensed human stays in the loop. It is maintained by Julie Borden to answer common questions about accuracy, privacy and fair housing. It is not a certification, an audit, or legal advice, and it may be updated as the tool changes.
You are talking to software, not a person
Every answer on this site is generated by an AI assistant. It is named after and speaks on behalf of Julie Borden, a licensed real estate agent with Premier Sotheby's International Realty — but it is not Julie, not a licensed professional, and not an employee. If you ask whether you are talking to a human or a bot, it is instructed to tell you the truth immediately.
Nothing the assistant says creates an agency relationship, an offer, a contract, or any binding commitment.
Where the answers come from
Property answers are drawn from public records — Lee County Property Appraiser data (parcels, assessed and just values, recorded sale prices and dates, exemptions, building characteristics), FEMA flood mapping, and public elevation data. Community answers come from documents the club or Julie has uploaded, such as fee schedules, newsletters and menus. For general area context, the assistant may search the public web and cite its source with a link.
Public records can be out of date or contain errors, and community documents go stale. Confirm anything that matters to a decision with the county, the association, or Julie directly.
What the assistant will not do
By design, it declines and hands you to a human for:
- Legal questions — contracts, deeds, titles, easements, leases, estate matters, or what a governing document means for you. It can describe what a document says; interpretation belongs to your attorney.
- Valuation and pricing opinions — what a home is worth, whether a price is good, what to offer, rent estimates, appreciation or investment projections. Those are licensed activities. It reports recorded county figures as facts, never as an opinion of value.
- Tax, accounting, insurance and financing advice — including mortgage, exemption and deduction guidance.
- Referrals — it will not recommend or rank a specific lender, title company, insurer, inspector or contractor.
- Market predictions — and it will not comment on another agent's listing, conduct or commission.
Fair housing commitment
Federal Fair Housing law and Florida law apply to this assistant exactly as they apply to a person. It will not rank, compare or characterize neighborhoods, buildings or areas by the people who live there or by any protected characteristic — race, color, religion, national origin, sex, disability, familial status or age — and it will not do so indirectly through proxies.
That means it does not answer “is this area safe,” “what's the crime like,” “is it good for families,” “how are the schools,” or “which neighborhood suits someone like me.” Instead it offers the objective data it has — sizes, ages, recorded values, sale activity, fees, flood zones, golf sight lines, distances and amenities — and points you to public sources for schools, crime and demographics so you can weigh those yourself.
What we collect, and what we do not
We log the questions asked and the answers given, along with basic technical context: a random browser session key, page path, referring site, device and browser type, coarse country/region from your network, response timing, and which internal tools the assistant used. We use this to review answer quality and understand what visitors need.
We do not ask for and do not want sensitive personal or financial details — Social Security numbers, income, credit scores, account numbers or documents. Please do not type them into the chat. The assistant is instructed not to request them.
Transcripts are retained for quality review and removed from our logs on request. Your questions are processed by our AI model provider to generate an answer. We do not sell your information, and email addresses submitted to the neighborhood alerts form are used only to send those alerts. Human oversight and escalation
Answers are reviewed by a human, not published blind. Every conversation is screened automatically for legal, valuation, financing, fair-housing and buy/sell-intent territory, and flagged conversations go into a review queue for a licensed human to read and follow up on. Julie rates answers, corrects wording, and publishes approved corrections back into the assistant's knowledge so the same question is answered better next time.

Reporting a bad answer
If the assistant tells you something wrong, biased, or out of bounds, please report it — it is the fastest way we fix it. Email julie.borden@premiersir.com with the question you asked and what came back. Reported conversations are reviewed, corrected in the assistant's instructions or knowledge base, and logged.
All property data on this site is free and open — there is nothing gated behind a form. Neighborhood alerts are entirely optional and opt-in.
